When Will Trader Joe's Open in Bellaire, and What Else Is Changing at Bellaire Boulevard and Bissonnet?

The two largest empty storefronts at Bellaire's busiest intersection are being refilled on overlapping timelines. Both new tenants serve weekly errands. The former Randalls at 5130 Bellaire Blvd. is being rebuilt for Trader Joe's. The former CVS across Bissonnet at 5430 Bissonnet St. is becoming an independently owned Ace Hardware. The Bellaire Triangle Shopping Center between them finished its renovation in 2024 and spent 2025 and 2026 adding restaurants.

For more than five years this corner was known mostly for what it lacked. It now has a filed construction schedule, a named landlord executive giving an opening target, and a hardware store owner who has picked his building. These are the addresses, what is on file for each, and how much weight each date can carry as of the end of September 2026.

The Triangle Went First

The Bellaire Triangle has Bellaire Boulevard on its north side, Chimney Rock on its west and Bissonnet on its south. Its owner is the Meyer family's company, MC Management & Development, which now operates as Meyer Carrington. When the renovation was announced in late 2022, Community Impact described the plan as restoring the open-air arcade, uncovering original architectural details, and adding public art, seating and lighting. The landlord says that work was finished in 2024.

The tenants that followed are mostly places to eat or run a quick errand. Bellaire Beauty Shop moved to 5400 Bissonnet St., Ste. 14, and held a grand reopening on Sept. 27, 2025. Paul's Wine Pix took the former Fire House Pizza space at 5424 Bissonnet. Its website now invites customers to that address. Mia's Table opened on Feb. 2, 2026 in the 5413 Bellaire Blvd. space that used to hold CounterCommon. Its menu runs to chicken-fried steak, meatloaf, fried catfish and handspun milkshakes. The restaurant's website lists John Cahill as general manager and says he was born and raised in the Bellaire area. CAVA opened at 5401 Bellaire Blvd. on July 28.

The center is not full. Meyer Carrington's leasing page still lists several suites, among them 5409, 5410B, 5415, 5420 and 5423. The same page also lists Suite 5413, where Mia's Table is now open, so at least part of that list is out of date.

The Pharmacy Gap Becomes a Hardware Store

On the Bissonnet side of the Triangle, the former CVS at 5430 Bissonnet St. is the largest empty box. A retail tracking service estimates the pharmacy closed around August 2025. No exact last day was announced.

Brian Brown is putting a store of nearly 12,000 square feet into that space. It will be his second Ace Hardware. His first is at 7840 Long Point Road in Spring Branch, and he runs it with his wife, Virginia. A Texas Department of Licensing and Regulation filing estimates the construction at about $500,000. Brown gave Community Impact an opening window that runs from late 2026 to early 2027.

He is building the Bellaire store on the same pattern as the Long Point one, with a gift boutique attached to the hardware floor. The Spring Branch store does detailed monogramming on YETI tumblers, corporate gifts and cutting boards. Brown said Bellaire will get that service too, plus local farm goods such as jams and honey.

So the pharmacy space goes to a hardware store with a gift shop. That fits the rest of the Triangle's recent additions, which are tenants that bring people back every week.

The Randalls Lot Across Bissonnet

The site at 5130 Bellaire Blvd. is the biggest piece of the corner and has been empty the longest. The Village News describes the 3.19-acre property as sitting between Bissonnet Street, Cedar Street, S. Rice Avenue, Bellaire Boulevard and Fifth Street. It has been mostly unused since Randalls closed in early 2021. The paper also reports that Houston Methodist dropped its plan for an office center on the site in 2024 after public opposition. The Randalls' final day was Feb. 20, 2021.

Kimco Realty owns the center. It came to Kimco through the company's merger with Weingarten Realty. On Dec. 16, 2025, the city manager's office announced that Trader Joe's would take the former Randalls space. A Trader Joe's official said that day that no timeline was available yet. A lot of search results still repeat that line. It has since been replaced by two newer pieces of information.

The first is a target date from the landlord. Greg Reed, Kimco's vice president of National Development, told the Village News when the company plans to hand the space over:

"Our goal is to turn over to Trader Joe's by the end of the year, with Trader Joe's opening in the middle of 2027."

The second is a state filing that lines up with that target. The TDLR project record for Trader Joe's – Bellaire was registered on Aug. 26, 2026. It covers a 12,506-square-foot interior build-out of a retail grocer at 5130 Bellaire Blvd., Suite 100, with an estimated cost of $900,000. It lists a start date of Dec. 1, 2026 and a completion date of March 1, 2027. Its current status reads "Project Registered."

Read together, the two sources describe this sequence:

  1. Kimco finishes its site work, which includes a new parking lot and all new landscaping under an already-approved site plan, and aims to turn the space over by year-end.
  2. Trader Joe's interior build-out starts around Dec. 1, 2026, according to the filing.
  3. The filing estimates the interior work will be done around March 1, 2027.
  4. Kimco expects the store to open in mid-2027.

Filing dates are estimates. They confirm a plan, not finished work. Trader Joe's own announcements page did not show a Bellaire entry when it was checked.

The grocery store is only one part of the plan. The Village News reports two single-story buildings. Building 1 is about 22,000 square feet with five tenants, including Trader Joe's. Building 2 is about 5,100 square feet along Cedar Street, with two tenants expected to be Piada Italian Street Food and Chipotle Mexican Grill. The headline on that story says Chipotle wants a drive-through. The excerpt available online does not say whether the city has acted on that request.

What Is Still Unconfirmed

Several items in this story have a target date but no confirmation yet.

  • Switchyards at 5212 Bellaire Blvd. The work club filed a $62,000 remodel of a 3,990-square-foot space and expected construction to finish in early September. Membership was listed at $129 a month, or $100 a month on an annual plan. The Switchyards locations page still shows only Montrose and the East End for Houston, and no opening notice has turned up.
  • The other three tenants in Building 1 on the Randalls site have not been named in the reporting reviewed here.
  • Piada and Chipotle are described as expected tenants, not signed openings with dates.
  • The Ace opening is an owner's estimate that covers two calendar years.

The Next Twelve Months on This Corner

Here is the order of events if the schedules hold. Ace Hardware's window opens first, in late 2026. Kimco's turnover goal and the start of the Trader Joe's interior build-out both fall around the turn of the year. The filing puts the end of the interior work in early March 2027, and Kimco has said the store will open in mid-2027. No dates have been given for Piada and Chipotle on the Cedar Street side. Meanwhile, the Triangle's open suites are still being marketed.

When Ace opens, the corner will have a hardware store in the old pharmacy space. When Trader Joe's opens, it will have a grocery store again, about six years after the Randalls closed on Feb. 20, 2021.

For owners near Bellaire Boulevard and Bissonnet, these openings are a fair topic to raise when pricing a home in 2026 and 2027.
